We've gathered the questions we're asked most often, so you can spend less time planning and more time looking forward to your stay. If there's something you can't find below, we'd love to hear from you.

Booking & Stays

Standard check-in is from 3:00pm and check-out is by 10:00am. We have an early check-in option to add to a booking for a 1:00pm check-in, subject to availability.
On Sundays we can also offer a 2:00pm check-out.

Yes. You'll receive detailed arrival instructions before your stay, allowing you to arrive at your own pace and settle in quietly. We're also happy to assist with check-in if you'd prefer.

Two nights. This means we don't need to charge a cleaning fee, and it gives you enough time to properly slow down and breathe. For the full Breath experience, we'd recommend five nights or more to really settle into Southern Tasmania.

Yes, Breath is the perfect place for groups! Breath has three cabins in total, each with a king bed, allowing up to 6 guests to stay across the whole property. You can book this directly through our booking website. Or get in touch and we'll help you arrange the details. Subject to availability.

From time to time we offer seasonal discounts for stays of five or more nights. Check our website and socials, or get in touch directly.

We understand plans can shift. Each stay is prepared well in advance, so our policy is designed to balance flexibility with the care that goes into every arrival.

- More than 30 days before arrival: Full refund, or a change of dates subject to availability.

- 30–14 days before arrival: 50% refund, or a change of dates subject to availability.

- 14–7 days before arrival: No longer refundable, but we're happy to arrange one date change where possible.

- Less than 7 days before arrival: Stays are final and cannot be refunded or changed.

A note from us: Each stay is held especially for you, with time set aside for preparation and attention to detail — which makes last-minute changes difficult for a small, seasonal retreat like ours. That said, if something unexpected comes up, please reach out. Where we can, we'll always try to help.

Who It's For

Breath has been intentionally designed as a quiet, restorative space for couples, travelling friends and solo adventurers and is best suited to adults. Guests aged 15 and above are welcome. We can also accommodate babies up to 2 years old, with a portable cot available on request. If you're unsure whether the space is right for your stay, feel free to reach out.

Pets and domesticated animals are not permitted. The retreat sits within a sensitive natural environment with abundant native wildlife, and we aim to keep the experience peaceful for both guests and the surrounding ecosystem.

Very much so. Whether you're celebrating something special or simply taking time away together, Breath was created as a place to reconnect with nature, with stillness and with each other. We'd suggest Stillwater for a romantic escape, and we're happy to arrange something special on request.

Yes. Breath has been designed as a secluded space to disconnect, slow down, and breathe deeply in nature. The cabins are perched together on a hill overlooking thousands of acres of bushland, with only a few houses to be seen across the valley.

Cabins & Amenities

Each cabin has one king bed, which can be split into two singles in Mosswood and Ironbark. Each cabin also has a fold-out double bed in the lounge available for additional guests at an extra charge. Please contact us for details.

The cabins are not specifically wheelchair accessible. Doorways are wide and shower screens are on a sliding rail, but there is a step at the front door that may present difficulty. Guests with limited mobility are welcome to get in touch and we'll do our best to help.

Yes, complimentary Wi-Fi from Starlink is available within each cabin. That said, many guests choose to unplug for a while during their stay.

Yes. All cabins are heated and designed to feel warm and cosy year-round, especially during Tasmania's cooler mountain months. All cabins have reverse cycle air conditioning, all bathrooms have heated floors, and an electric fireplace (Mosswood and Ironbark) or wood-burning fireplace (Stillwater). Firewood and kindling are provided as part of the stay during the cooler months in Stillwater.

Each cabin is equipped with a two-burner electric cooktop, microwave with air fryer function, bar fridge with freezer compartment, toaster and kettle. For coffee, there's a Nespresso pod machine and a coffee plunger. Crockery, cookware, pots, pans and all essential utensils are included, along with cheese board basics for whenever the mood strikes. A wine bucket is available on request.

Each cabin includes two towels per guest, shower toiletries, a hairdryer, a mirror and makeup remover wipes. An iron and ironing board are available on request.

Mosswood and Ironbark both have a 42" TV with a Bluetooth soundbar. Stillwater has a portable projector, perfect for streaming movies in the lounge or bedroom.

Absolutely. Tasmania is known for having some of the cleanest drinking water in the world, and the water at Breath is safe to drink straight from the tap. Fern Tree has won awards for the best-tasting tap water in Australia over a number of years.

Getting Here & Getting Around

Not necessarily. Uber services Breath, and there are public transport options into Fern Tree. If you're planning day trips into Hobart or further afield you'll want to budget for Ubers or arrange a hire car for more flexibility.

No. Breath is accessible by standard 2WD vehicles year-round in normal conditions. During rare winter snow or ice events, road conditions can change quickly. We'll always contact guests ahead of time if weather may impact access.

Yes, complimentary on-site parking is included for guests, with one car space per cabin. If you require additional parking, please get in touch.

Yes. There is a bus stop in Fern Tree township, a short walk or drive from Breath, with regular services into Hobart. The kunanyi / Mt Wellington Explorer Bus also runs up and down the mountain year-round, including on snow days. More information at www.mtwellingtonexplorer.com.au

Reception on the mountain can vary depending on your provider, though most major Australian networks have coverage in Fern Tree. High speed Starlink Wi-Fi access is included for all stays.

Nature, Weather & Wildlife

Beautiful, wild and unpredictable. Tasmania is a rugged and changeable place, and being perched in the foothills of the mountain means Breath can be wild at times too. We recommend a longer stay to truly experience the different faces of Tasmanian weather.

Tasmania's mountain weather can shift quickly, even in summer. We recommend bringing warm layers including gloves, comfortable walking shoes, a rain jacket and clothing suitable for cool evenings. Winter guests should prepare for colder alpine conditions, particularly overnight.

Every season brings something different to the mountain. All of them are worth experiencing.

Summer: (December - February) Longer days, settled weather and temperatures between 17°C and 23°C. Walk the trails, explore nearby beaches and make the most of Hobart at its most festive. The Sydney to Hobart Yacht Race arrives at Constitution Dock over New Year, alongside the Taste of Summer festival on the waterfront.

Autumn: (March - May) Many people's favourite time to visit. Mild, still days and cool-climate trees turning deep red and gold across the region. Tasmanian produce is at its peak, and the Huon and Derwent valleys are at their most inviting.

Winter: (June - August) Quiet, cold and surprisingly compelling. The mountain receives regular snowfall, transforming the landscape entirely. Hobart's cultural calendar peaks with Dark Mofo, MONA's midwinter festival of art, music and ritual. Evenings are long and best spent by the fire.

Spring: (September - November) The most unpredictable season and perhaps the most alive. Snow can still fall in September. The weather shifts within a single day. The bush stirs, the birds return, and the days stretch out again. For those who love wild weather, it can be the most memorable time of all.

Occasionally, yes. During winter and spring, kunanyi / Mount Wellington can receive snowfall, transforming the mountain into an entirely different landscape. Snow events are difficult to predict, but when they happen, they're incredibly special.

Yes. On clear nights with strong activity, the Aurora Australis can be visible from the property. There are no guarantees, but when it appears it's unforgettable. We recommend downloading an aurora alert app during your stay.

Yes. Guests have access to the private walking tracks on the property, and some of Tasmania's most loved walks begin just minutes from Breath. Nearby trails include rainforest walks, waterfalls, fern gullies and alpine tracks throughout kunanyi / Mount Wellington. We'll share our favourite local recommendations before your arrival.

Wallabies, pademelons, possums, echidnas and a wide variety of native birds are all regular visitors around the property. Most Tasmanian animals are most active at night, so keep an eye out after dark. Move slowly and quietly and you'll give yourself the best chance of an encounter.

Food & Local Area

Yes — your first morning includes breakfast, with locally sourced sourdough crumpets, Tasmanian jam and butter, plus tea and coffee with milk for the duration of your stay. Let us know of any dietary requirements and we'll do our best to accommodate them.

Yes. For quality local produce, gourmet foods, and Tasmanian specialties, we recommend:

Hill Street Grocer (Sandy Bay - larger, or South Hobart)

A favourite among locals, Hill Street offers an excellent selection of fresh produce, artisan foods, local products, and ready-made meals. It's particularly well known for supporting Tasmanian growers and producers.

Salamanca Fresh (Battery Point)

Located on Salamanca Place, Salamanca Fresh stocks fresh fruit and vegetables, deli items, local cheeses, seafood, and a wide range of Tasmanian produce.

Everyday Groceries

For everyday essentials, you'll also find both Woolworths and Coles in Sandy Bay.

All of these stores are approximately 15 minutes from Breath and offer a full range of groceries and household essentials.

Yes. There are several excellent cafes, bakeries and restaurants within a short drive, both in Fern Tree and central Hobart. Uber Eats also delivers to Fern Tree if you'd rather have a meal in.
